Basic Function of position: A. Responsible for maintaining physical condition and functionality of all NEC buildings and facilities ensuring a safe and efficient work environment. Responsible for completing a variety of maintenance tasks to properly maintain equipment and preserve the quality of buildings, grounds and facilities including coordinating janitorial services. Duties include conducting preventative and routine maintenance tasks, delegating and coordinating repairs when appropriate, to specialized contractors. B. DUTIES AND RESPONSIBILITIES A. Duties Performed regularly 1. Perform routine preventative maintenance on buildings, mechanical systems, and equipment, including HVAC, plumbing, electrical, and life safety systems. 2. Respond promptly to maintenance requests and troubleshoot issues efficiently. 3. Perform maintenance and troubleshooting on equipment and components to ensure proper functionality and recommend repairs or replacements as needed. 4. Install and maintain fixtures, appliances, and other building components. 5. Perform general building maintenance tasks, such as but not limited to painting, drywall repair, landscaping, grounds maintenance, etc. 6. Maintain accurate records of maintenance activities, maintenance inventory, and NEC assets. 7. Setup and schedule annual inspections and maintenance contracts. 8. Ensure compliance with all safety regulations and building codes. 9. Collaborate with other maintenance staff and contractors as needed. Facility Maintenance Technician 32-3661 03/03/2025 10. Proactively identify and address potential maintenance issues. 11. Maintain a clean and organized work area. 12. Assist with special projects and other duties as assigned. 13. Ensure that all NEC buildings and equipment are maintained and kept in good repair. This includes the Headquarters facilities and area offices. 14. Ensure that all work in the area of building maintenance, repairs, alterations, or new construction are done as required according to specifications and as required by local building codes. 15. Ensure that a regular preventive maintenance program is implemented for all buildings and associated mechanical equipment and systems as follows, but not limited to: electrical, plumbing, heating, ventilation, air conditioners, heat pumps, computerized building automation, fire detection and prevention, emergency generator and transfer switch, fuel pumps and tank monitoring as required by E.P.A., ice machines, air compressors, and uninterruptible power supply, U.P.S. systems. 16. Ensure that all electrical systems in the buildings are properly maintained, and that any modifications or upgrades are done in compliance with the National Electric Code. 17. Administer and oversee contracts for work performed by outside contractors in the area of building maintenance, repair, or construction. 18. Work closely with administration when planning remodeling work. 19. Prepare plans and specifications, prepare budget, order materials, schedule work plan, and ensure that projects are carried through to completion. 20. Performs other duties as required.
Language Requirements: A. English is the business language of NEC. B. Second Languages regarded as excellent and desirable skills
Formal Education 1. High School Diploma or equivalent 2. Technical or vocational training preferred.
Previous Job Experience 1. A minimum of 5 years progressive experience in facility maintenance. Certifications in HVAC or CMMS may be considered as part of the required years of experience.
Special Skills 1. Strong understanding of commercial HVAC including but not limited to building automation control, VRF/VRV, geothermal, ice machines, and evaporative systems. 2. Experience with commercial garage doors, automatic gates, and magnetic lock systems. 3. Relevant certifications or licenses in maintenance or facility management are a plus. 4. Experience with CMMS (Computerized Maintenance Management System) software. 5. Proven experience in maintenance at an electric cooperative or similar setting. 6. Strong knowledge of building systems, equipment, and maintenance techniques. 7. Knowledge of safety regulations and best practices. 8. Strong aptitude to problem-solving. 9. Ability to troubleshoot and diagnose mechanical and electrical problems. 10. Excellent communication and interpersonal skills. 11. Ability to work independently and as a part of a team; work flexible hours, including evenings and weekends if needed. 12. Strong attention to detail and a commitment to quality workmanship. 13. Good communication skills, both written and verbal. 14. Must be able to perform spreadsheet and word processing operations on a computer without assistance. 15. Have or be able to obtain a valid Arizona driver’s license within 30 days of employment.
