The General Maintenance Tech will perform general maintenance tasks within the UTC Housing building inventory. The position must have certain basic maintenance knowledge and skills in the areas of electrical, plumbing, HVAC, carpentry, and paint. The General Maintenance Tech will conduct regular inspections to determine areas that need attention and then perform the associated remedial/replacement tasks. The position will participate in on-call, fall break, winter break and summer break work schedules.

Duties and Responsibilities:

Possess primary skill set and many secondary skills to perform maintenance services without assistance 85% of the time, such as but not limited to, clogs, replacing strainers, garbage disposals, piping behind walls, outlets, making repairs in odd places, installing ceiling fans, etc.; replace a worn doorknob, oil squeaky hinges or replace a damaged floorboard, change burned-out light bulbs, change the filters in the air conditioning system or replace a hard-to-operate lock.

Set schedule of routine maintenance and preventive maintenance procedures to perform on machinery and equipment, such as split systems, fan coils, light panels, blowers, etc.; perform electrical, plumbing services, HVAC and or assemble new equipment; hang new drapes, order supplies and parts or install bulletin boards; assist with appliances, doors, carpentry, sheetrock, carpet, faucets, sinks, toilets, spread ice melt, etc.; exterior maintenance is done as well, items such as gates, parking lots lighting, building lighting, handrails, and fences; conduct routine inspections of premises and equipment; perform preventative maintenance; handle basic repairs and maintenance; oversee contractors when professional repairs are necessary; diagnose mechanical issues and correct them; repair machines, equipment, or structures as necessary; and perform other duties as assigned.

The ideal candidate will possess the following:

• Skilled in maintenance repair.

• Knowledge of specialized tools and equipment.
• Ability to measure, read, and write.

• Abilities in working within a maintenance team environment.
• Ability to communicate both orally and in writing.

• Ability to multitask work.

• Skilled in organizing work tasks.

• Knowledge of basic computer skills.
• Ability to use common tools such as hammers, hoists, saws, drills, and wrenches.

• Ability to use power equipment.

• Knowledge of code compliance.

Minimum Qualifications: High school diploma or GED and 4 years of relevant experience (maintenance experience), or an equivalent combination of education, training, and experience.

Preferred Qualifications: 4+ years of general maintenance and custodian experience; experience in use of power tools and equipment; experience with precision measuring instruments or electronic testing devices; and vocational certification in a trade.
